Renovated with plasterboard on the external walls!!!

I received a telephone call from a lovely lady****** who had purchased a property off the internet from a large bulgarian property agent. Now the couple had not physically seen the property and had only viewed the pictures and read the property information from the agents website. After purchasingthe property renovated, they were aware that the property required a few jobs, and proceeded to tell the details
  •  2 complete shower room installations 
  •  kitchen installation
  •  ground floor tiling 
  •  guttering
The rest had been done, including a new roof and a septic tank. We listen and take down the required details. Nothing different about this enquiry, we get lots of enquiries very similar. We have the measurement and pictures that were used for sale purposes, we arrange payment and a visit to the property to fit the required guttering.  
The property looks wonderful and bright; the stone detail has been kept which adds character and depth to the property. Very Bulgarian.

Our team set of to the property, after a while I recieve a call. Our inspector and staff had arrived at the renovated property and were shocked. Now it was not to bad however the work that had been done was shabby, incorrect and incomplete. One look at the property you would think all was well, those who know what they are looking for can see straight away.
  
Time for a closer look

Tiles have been laid loosly, and are not fixed. The soffits and facia whilst new have not been fitted to the property correctly.

The front external property face has been covered using plasterboard, then painted. As you can see it has already started to deteriorate

The property is said to have:

Incorrectly fitted Yes. However the poor fitting is not the problem. The laminate has been used to cover the mud floor that lays underneath which itself is unlevel and broken.
laminate bad renovation Most Bulgarian properties if not all, unless new are built using mud floors, this is not a problem and can be rectified. As a company, and through experience we advise removal and replacement of mud floors. We generally replace with either wood or concrete. We remove, then replace. We never cover
plumbing bad renovation
The plumbing at the property both internally and externally have been left incomplete. The Externall water meter has not been connected to the property, and therefore the property has not been pressure tested.
We advise that plumbing should be one of the first stages and should be pressure tested before pipework is enclosed within interior walls. After which if a problem is found, the interior walls may have to be removed to find the problem.

At first glance you will see a lovely living room, that has been finished including the stone wall.
  
Time for a closer look.

The internal stone wall shows signs of damp and moisture. On closer inspection we unveil the problem which is caused from incomplete works at the rear external wall.
There are even weeds growing through the new internal concrete floor of this room

The company have fitted a damp proof course above level! and have covered it with large stones for a better visual appeal!!!

As you can see a quick incomplete job,  however this is very typical of work carried out on properties here in Bulgaria.

Since our visit we have completed a written report for the client, allowing a true understanding of the property condition. We collate both internal and external information as well as measurements, layout and photographs of the property.
Each report is completed following Eu standards of work.

Our team are working at the property in Karnobat, the more work they commence the more shocks they receive. We are trying our hardest to update with the new shocking pictures.

Take a look at the new septic tank, they have even fitted it with a door. Unfortunately the tank is located to close to the property, it is also located outside the property boundary and on public land. The door originally came from the house and was laid over the so called septic tank, it was then covered with a scattering of soil. It was left balancing on 2 wooden stumps.

The septic tank, (hole) measured only 80cm deep and 120cm wide. The company covering the work had taken 2 doors from the property and laid them balancing on 2 wooden stumps. How many baths or washes do you think before the hole has filled and started backing up into the property?

The chimney had been left open and allowed rain water to enter the property, I say property as the company have removed the loft floor and all wood and replaced it with plaster board. Under no circumstances can you enter the loft area.
The property roof has been repaired  allowing for the correct fitting of the guttering.
 
Septic tanks should be built to E.U standards, they should be located on your property grounds. More pictures and information published soon.

Thanks to theses guys for saving your house, never trust an agent or sales person unless you no the product u buying and have seen it for yourself.

This is our house, it doesn't look like this anymore its rather gorgeous thanks to my friends yourselves and the team of builders. could not wish for a more reliable man who also knows his job thank you both.xx

I needed the electrics doing in my house, and let a guy in the same village carry out the work. All seemed fine until it set fire destroying one of the rooms in the house. Luckily I say luckily we were there and was able to put it out. Of course he had no insurance or offered no guarentee. My word to every one through experience is go with a bona fido company, some one who knows what they are doing and offers a guarentee for the work done. Trying to save a penny done us no favours.

I just paid for a house the agent seid it was all renovated, the agent took care or it, the work was porr. The agent tell me to go speak to the company who done the work, I teld them it was up to them to sort it, but they do nothing. No help nothing, I need help please to sort out problem with roof and hole in garden for water. thankyou

I think this could be normal, we bought our house as renovated from an agent for £24k, yes we saw before we bought it, but after 8 months it all started going wrong. The agents we bought it from told us to speak with the company that done the work, and they told us to speak to the agents. The company had covered all the property and had also built an add on using plasterboard which they covered. The septic tank was similar to this a hole in the ground. We have since paid £7k for an old property and will work on getting it renovated.
