So the other day, I received a telephone call from a dear lady****** who had purchased a property off the internet from a large bulgarian property agent. Now the couple had not physically seen the property and had only viewed the pictures and read the property information from the agents website. They had purchased the property renovated, however ****** was aware that the property required a few jobs, and proceeded to tell me what they were.
The rest had been done, including a new roof and a septic tank. So I take details. Nothing different about this enquiry, we get lots of enquiries very similar. We have the measurement and pictures that were used for sale purposes, we arrange payment and a visit to the property to fit the required guttering.
The property looks wonderful and bright; the stone detail has been kept which adds character and depth to the property. Very Bulgarian.

Our team set of to the property, after a while I recieve a call. Our inspector and staff had arrived at the renovated property and were shocked. Now it was not to bad however the work that had been done was shabby, incorrect and incomplete. One look at the property you would think all was well, those who know what they are looking for can see straight away.

Tiles have been laid loosly, and are not fixed. The soffits and facia whilst new have not been fitted to the property correctly.

The property is said to have:
laminate flooring.

Incorrectly fitted Yes. However the poor fitting is not the problem. The laminate has been used to cover the mud floor that lays underneath which itself is unlevel and broken. |

Most Bulgarian properties if not all, unless new are built using mud floors, this is not a problem and can be rectified. As a company, and through experience we advise removal and replacement of mud floors. We generally replace with either wood or concrete. We remove, then replace. We never cover |

The plumbing at the property both internally and externally have been left incomplete. The Externall water meter has not been connected to the property, and therefore the property has not been pressure tested.
We advise that plumbing should be one of the first stages and should be pressure tested before pipework is enclosed within interior walls. After which if a problem is found, the interior walls may have to be removed to find the problem. |

At first glance you will see a lovely living room, that has been finished including the stone wall.

The internal stone wall shows signs of damp and moisture. Infact on closer inspection we unveil the problem is caused from incomplete works at the rear external wall.
There are even weeds growing through the new internal concrete floor of this room |

The company have fitted a damp proof course above level! and have covered it with large stones for a better visual appeal!!! |
As you can see a quick incomplete job, however is very typical of work carried out on properties here in Bulgaria.

Since our visit we have completed a written report for the client, allowing a true understanding of the property condition. We collate both internal and external information as well as measurements, layout and photographs of the property.
